The Shops at Avalon Ridge
Peachtree Industrial Boulevard
Gwinnett County, Georgia
Use: Commercial-Office, Retail and Service Commercial
Site area: 7.52 acres
Developer: Roberts Commercial Real Estate Services
The owner of this 7.52 acre site requested a plan to market the property into six commercial tracts. The
resulting plan involved constructing an inter-parcel access drive that reduced the total number of driveway
cuts needed to access all tracts, thus reducing traffic congestion. Infrastructure was installed for the total site
which included water service, two on-site storm-water management facilities, sanitary sewer and storm-water
sewer systems. Each site was pre-graded (padded) and sanitary and storm sewer services were stubbed out
to each parcel so that each parcel was ready to build.
Most of the parcels were just over 1 acre and have been developed as America’s Service Station, Georgia’s
Own Credit Union, Zaxby’s and Dairy Queen. A larger tract was developed as a small strip-center
(i.e. The Shops).
Krieger Engineers also prepared the site development plans for the Dairy Queen on the corner of Peachtree
Industrial Boulevard and South Old Peachtree Road.
