This project consisted of a 10,931 s.f. childcare center with capacity for 225 children, a 27,000 s.f. fenced
playground, and associated parking. A zoning overlay district required that the building could not be located
more than 50 feet from the street right-of-way. For this reason most of the parking had to be located to the side
of the building as opposed to the traditional in front of building parking. This worked out well on this site and
resulted in the looped driveway in front of the building that allowed children to be dropped off under the
drive-thru canopy. Storm-water detention was provided in an off-site facility, however; water-quality
requirements had to be managed on-site.
